Real estate surge lifts digital private market funding to €283M in July
July recorded €283.4 million in reported online funding across digital lending and crowdfunding platforms, representing a 7 percent increase month over month on the current reporting basis, while remaining 2 percent below the same month last year.
The increase was driven by a sharp rise in real estate crowdfunding. Real estate debt funding grew 82 percent to €86 million, while consumer debt declined 9 percent to €174 million and SME business debt remained broadly unchanged at €22 million.
The result marks a second consecutive month of stronger reported funding, but with a very different composition from June. Direct crowdfunding activity accelerated significantly, while funding through loan reselling platforms declined.
What the data shows
Real estate crowdfunding was the clear driver of market growth in July.
CapitalRise recorded €20.4 million (£17.6M) in monthly funding, an increase of 687 percent, while Profitus rose 194 percent to €18.9 million. Letsinvest more than doubled to €11.1 million, and Rontgen increased 38 percent to €13.4 million.
Together, these four real estate platforms accounted for €63.8 million in July funding, highlighting the scale of the increase in direct real estate activity.
Across the direct crowdfunding platforms tracked in the report, July funding reached approximately €93.6 million. Based on the current month-over-month reporting basis, this represents an increase of roughly two-thirds compared with June.
The picture was different among loan reselling platforms, which collectively reported approximately €189.9 million in July funding, down around 9 percent month over month. The largest decline came from Mintos, where monthly funding fell 33 percent to €72.9 million.
However, activity strengthened across several other marketplaces. Income Marketplace increased 51 percent to €9.1 million, TWINO rose 44 percent to €4.8 million, Lendermarket increased 18 percent to €13.1 million, and Maclear grew 15 percent to €12.2 million. Afranga and Swaper recorded particularly large percentage increases from lower June bases, rising 331 percent and 198 percent respectively.
Overall, July's growth was not driven by a broad increase across every part of the market. Instead, the funding mix shifted considerably toward direct real estate crowdfunding, which more than compensated for weaker consumer debt activity and lower volumes among loan reselling platforms.

July 2026 Updates
Since our last market report, platforms tracked by P2PMarketData have reported new funding milestones, product developments, company results, and other notable updates.
Scramble surpassed €50 million in total funded loans, while CapitalRise exceeded €400 million funded by retail investors and Profitus crossed €400 million in total funding. Esketit also reached a major milestone, surpassing €1 billion in total funded loans. Profitus also joined the partner network of Sostinės krepšinio mokykla (SKM) in Lithuania. From the 2026–2027 season, Profitus will become the general partner of one of the basketball school's U13 teams.
LANDE reported €6.4 million funded during the second quarter, while investors earned almost €500,000 in interest and cashback. The platform reported a record average return including cashback of 13.5 percent, up from 11.8 percent in Q1, and also introduced Pay by Bank for faster deposits. Crowdpear's July review provided additional insight into the platform's loan book. Cumulative interest paid to investors surpassed €3.41 million, while 340 loans representing €30.28 million in principal had been successfully repaid. At the end of July, €2.29 million in outstanding loans was in the recovery process.
Digilo continued building out its recently launched platform during July, introducing a Welcome Referral Programme. Eligible new investors and referring users can each receive 1 percent cashback on qualifying Primary Market investments made during the new investor's first 60 days. Digilo also reported that the first two real estate-backed projects were successfully funded.
EstateGuru published a detailed mid-year recovery update, reporting €70 million in principal recovered from defaulted loans over the platform's history, including €6.3 million during the first half of 2026. The platform separately reported that cumulative income paid to investors had surpassed €100 million. In August, EstateGuru also began migrating its payment infrastructure from Lemonway to LHV Pank.
Indemo provided an update on one of its most anticipated product developments, reporting that the concept for its planned secondary market has been presented to Latvijas Banka and received approval, with execution now the next stage. The platform is also planning to introduce a second type of real estate-backed investment product later in 2026.
On the loan marketplace side, PeerBerry's main business partner Aventus Group reported €49.1 million in net profit for the first half of 2026 and €851.6 million in loans issued. PeerBerry itself ended July with a record €144.27 million outstanding portfolio, approximately 9 percent higher than at the beginning of the month.
TWINO announced that it had completed the recovery of all outstanding investor funds related to loan claims originated by its former Russian loan originator Moneza. Swaper also published Wandoo Finance Group's audited 2025 results. Revenue increased 76.7 percent to €61.5 million, while net profit increased 77.9 percent to €3.6 million and equity reached €11 million.
