Digital private markets cool to €243M in April as real estate momentum fades

April recorded €242.7 million in online funding across digital lending and regulated crowdfunding platforms, representing an 8 percent decline from March and a 19 percent decrease compared to the same month last year.

The slowdown was primarily driven by weaker real estate activity following March’s sharp rebound. Real estate debt volumes fell 17 percent month-over-month, while consumer lending remained the dominant segment at €175 million.

Despite the overall decline, funding activity remained highly fragmented beneath the surface. Several platforms, including Profitus, Letsinvest, Ventus Energy, InSoil, and TWINO, posted strong month-over-month growth, suggesting that investor capital continues to rotate selectively across the market rather than exiting entirely.

What the data shows

March’s recovery now appears less durable than initially expected. Much of the previous month’s acceleration was tied to unusually strong real estate platform activity, particularly across larger project-driven marketplaces.

In April, that momentum cooled significantly. CapitalRise, CG24 Group, Crowdpear, and Rontgen all recorded substantial pullbacks, contributing to the broader market decline.

At the same time, consumer-focused loan marketplaces continued to provide stability to the ecosystem. Mintos alone generated more than €90 million in monthly funding volume, while PeerBerry and TWINO both expanded further.

More quietly, SME and agricultural lending platforms showed signs of renewed activity. Lande returned after a zero-volume March, while InSoil recorded a 52 percent increase in funding volume.

Taken together, the data suggests a market that remains active but highly selective. Capital continues to flow into established segments and platforms, but broad-based acceleration across the ecosystem has yet to materialize.
