Real estate pullback brings digital private market funding down to €239M in August

August recorded €239.0 million in reported online funding across digital lending and crowdfunding platforms, representing a 16 percent decline from July and an 11 percent decrease compared with the same month last year.

The decline followed two consecutive months of stronger funding activity and was driven primarily by a sharp reversal in real estate crowdfunding. Real estate debt funding fell 39 percent to €52 million after surging in July, while consumer debt declined 4 percent to €166 million and SME business debt fell 17 percent to €20 million.

The underlying picture was less negative than the headline decline suggests. Most of the decrease came from direct crowdfunding, particularly the real estate platforms that recorded exceptionally high funding volumes in July. Loan reselling platforms, which account for the majority of reported market activity, declined by only around 6 percent.

What the data shows

August largely reversed the surge in direct real estate crowdfunding seen one month earlier.

CapitalRise recorded €5.9 million in monthly funding, down 70 percent from July, while Profitus fell 53 percent to €8.8 million. Letsinvest declined 47 percent to €5.9 million, and Rontgen fell 28 percent to €9.6 million.

Together, these four platforms funded €30.2 million in August, compared with roughly €63 million in July. Their combined decline of around €33 million accounted for approximately 3/4 of the overall month-over-month decrease in reported market funding.

Across the direct crowdfunding platforms tracked in the report, August funding reached approximately €58.6 million, down around 37 percent month over month. CG24 Group became the largest direct platform during the month with €12.6 million in funding, down 5 percent. Swisspeers increased 29 percent to €3.5 million, Crowdpear rose 28 percent to €2.1 million, and Indemo increased 4 percent to €1.5 million. Digilo grew 372 percent to €55,745, although from a very small base.

Loan reselling platforms were considerably more stable. Combined funding reached approximately €180.3 million, down around 6 percent month over month. Mintos remained the largest platform with €67.7 million in monthly funding, down 7 percent, while PeerBerry declined 5 percent to €39.4 million.

Several marketplaces moved against the broader trend. Esketit increased 43 percent to €12.7 million, Swaper rose 87 percent to €7.3 million, and Nectaro increased 45 percent to €6.2 million. These gains partly offset weaker funding at Maclear and Lendermarket, both down 20 percent, Income Marketplace, down 15 percent, and Afranga, down 71 percent.

Overall, August's decline primarily reflected a reversal of July's unusually strong real estate crowdfunding activity rather than an equally sharp contraction across the entire market. Consumer debt funding declined only 4 percent, while loan reselling volumes fell around 6 percent. Approximately 3/4 of the overall month-over-month decline was concentrated among CapitalRise, Profitus, Letsinvest and Rontgen.

August 2026 Updates

Since our last market report, platforms tracked by P2PMarketData have reported new funding milestones, financial results, product developments, and other notable updates.

PeerBerry surpassed €3.5 billion in total loans funded since launch. The platform ended August with a record €150.23 million outstanding portfolio, while cumulative interest paid to investors reached €57.66 million and the registered investor community exceeded 122,300 users. PeerBerry also expanded its international offering with Canadian lender Paydayloanplus and, in September, added Crediflow as its fifth South African lender.

CapitalRise reported its strongest two-month redemption period to date, with more than £34.8 million repaid across six loans within 24 days during June and July. The platform also completed an £8 million development facility for a 40-key aparthotel project in Hammersmith and a £4.8 million senior development loan for a residential refurbishment in Notting Hill.

Wandoo Finance Group, whose lending businesses are represented on Swaper, published its Q2 2026 results. Revenue increased 47 percent year over year to €20.9 million and EBITDA rose 6 percent to €3.3 million. Net profit declined 32 percent to €0.8 million, which the company attributed to negative foreign exchange effects, while equity increased 34 percent to €12.5 million and the gross portfolio grew 38 percent to €57.4 million.

Income Marketplace introduced two-factor authentication and announced a new parent-company guarantee covering obligations of North Macedonian loan originator One Leasing. Signed by One Leasing's parent company, Virtus Invesco Partners, the guarantee covers obligations including unpaid principal, contractual interest and applicable buyback obligations.

Lendermarket expanded its loan originator network with the addition of OK Credit, providing access to consumer and secured lending from Moldova, and Romanian consumer lender Best Credit. The platform also launched Auto Invest FLEX, which allows investors to request an early exit from part or all of an active portfolio through replacement funding, subject to availability and applicable fees.

Afranga launched SaveSmart Liquidity, allowing investors to access part of their SaveSmart investments before maturity. Investors can withdraw up to 30 percent of an investment early, subject to a €5,000 maximum, €100 minimum and a 1 percent early withdrawal fee.

TWINO introduced automatic transfers of eligible principal and interest repayments from ABS investments into its FLEXI product. The platform also released updates to its mobile app and said an upcoming release is expected to introduce manual investing in both the Primary and Secondary Markets directly through the app.

Maclear reported €11.02 million invested across 14 projects during August. The platform also reported 4,707 active investors during the month and €4.86 million returned in principal and interest, with 68 projects making principal repayments.
