Crowd with Us's Investment Product
Crowd with Us offers investments in real estate loans for accredited investors. Most loans last between 12 and 60 months and have LTV ratios between 60 and 80%. The investments typically fund the development or renovation of residential properties. The platform does not disclose the usual loan repayment structure, although some deals are designed as bonds.
Users can set up an auto-invest feature. No early exit option is available. There is also no minimum investment threshold, but the accreditation requirement and the average portfolio size of over £50,000 suggest the platform attracts rather high volumes per user.
How Much Can You Earn?
At P2PMarketData, based on API integration of all live and historical Crowd with Us loans, we have calculated the average nominal interest rate at 17.47%. The platform itself does not disclose the historical or expected returns, nor does it publish data on the default rates, late repayments, or write-offs.
The platform’s fee structure is also unknown, except for the symbolic £0.45 withdrawal fee charged from investors.
The Crowd with Us founders run a podcast about various aspects of investing.
